Working with best in class inventory software, our inventories are meticulous and detail-driven, with all contents carefully catalogued — including sentimental items that may hold little monetary value, but significant personal importance.
As a result, our project management service extends far beyond coordinating valuations and documenting the distribution or sale of high-value tangible assets - it provides complete transparency over the handling of sensitive belongings, offering reassurance and peace of mind.

Acting as trusted boots on the ground, we coordinate every aspect of a property's contents, including valuations, clearances, storage and transportation, while maintaining clear and transparent communication with beneficiaries.
Our role is to offer individuals - particularly those who live remotely, have limited time, or are managing an emotionally difficult situation - hands-on support to significantly reduce stress and the administrative burden of probate.

On day one our role involves securing the property, utility isolation and vacant property preparation, and acting as main key holder. During and after a clearance we regularly visit the property to carry out health checks - with the sole objective to protect the current value of the property.
We coordinate valuation reports and condition reports from estate agents. If required, we confirm the scope of works to optimise the property value and manage contractors on site to ensure the works are delivered on time and in budget.
Our services also help prepare homes for sale or rental. We coordinate gardeners and cleaners, and offer a home staging service to maximise it's appeal during the sales period.


I grew up in sunny Suffolk and spent my school years at Woodbridge School before leaving for Loughborough University, where I obtained a Bachelor of Science degree in Management Science.
My career to date has been in residential property, working in sales and development consultancy roles at Foxtons, Cluttons and Jones Lang LaSalle. More recently, I was Sales Director for a design-and-build business, followed by my role as Regional Sales Director at Clarion Housing Group.
After 22 years in London’s property market, I fulfilled a long-held ambition and founded MudRooms. Since returning to Suffolk in January 2025, the business has evolved into a specialist probate property management service, partnering with executors across East Anglia and beyond to help navigate the practical challenges of estate administration.
